What is a property-backed loan?
A property-backed loan is a financing arrangement in which a mortgage is established in favour of the lender over an apartment, house, land or commercial property. Depending on the finance partner's decision, an individual or a company may use the financing for an investment, working capital, restructuring existing obligations or another documented purpose. Ownership of suitable property does not create an automatic right to a loan.
The finance partner assesses the value and liquidity of the collateral, the applicant's repayment capacity, existing obligations, the purpose of the loan and the adequacy of the documents. A formal valuation, Land Register information and evidence of personal income or business performance may be requested.
LTV of 70%, interest and bullet repayment
The REI24 calculator uses a maximum LTV of 70% for the illustrative calculation. This means that the amount may be up to 70% of the collateral value accepted by the partner, although the actual permitted ratio may be lower. The stated minimum is €5,000, the maximum is €1,000,000 and the term is up to five years.
The calculator uses a default annual interest rate of 12%, while the final rate depends on property liquidity, value, risk and the partner's credit decision. The repayment type is bullet: interest is paid during the term and principal is repaid at the end. There is no commission, but the contract fee is calculated individually. The result is illustrative and is not a binding offer.
How is a property-backed loan enquiry submitted?
The enquiry should state the requested amount, term, purpose, collateral address and estimated value. REI24 compiles the starting information and forwards it, with separate consent, to the finance partner Refinance Capital OÜ. REI24 does not approve the loan, determine the final rate or guarantee disbursement.
After review, the partner may make a different proposal, request additional security or reject the application. Before signing, the applicant should compare the total cost, contract fee, mortgage and valuation costs and, for bullet repayment, the plan for repaying principal at the end of the term.

Does an LTV of 70% apply to every property?
No. It is the calculator's upper limit. The actual LTV depends on collateral value, liquidity and the finance partner's decision.
Is the 12% interest rate fixed?
No. It is the calculator's default illustration; the finance partner sets the final rate individually.
Who makes the credit decision?
The finance partner makes the credit decision and final proposal. REI24 receives the enquiry and forwards it with the applicant's consent.
What does bullet repayment mean?
With a bullet structure, interest is generally paid during the term and principal is repaid at the end. The exact schedule is stated in the finance partner's proposal.
Which documents may the finance partner request?
The partner may request Land Register information, a valuation, details of existing obligations and the financing purpose, and evidence of personal income or business performance.
Which costs are excluded from the calculator?
The calculator excludes the individual contract fee and any valuation, mortgage, notarial or other transaction costs. These must be checked separately in the final proposal.
