How to determine the right selling price for property
A property's selling price cannot be determined by copying one square-metre figure from a portal. A sound range combines completed transactions, competing properties currently for sale, the condition and documents of the property and the owner's deadline. The objective is a price the market evidence can support.
Start with completed transactions
The Estonian Land and Spatial Development Board's price statistics are based on completed transactions and provide a stronger regional starting point than one listing. The statistics do not always show a property's condition, floor, view, layout, parking or document problems. An average should therefore be used as orientation, not as an automatic price list.
Comparable properties should be in a genuinely similar immediate location and have a similar building type, size and condition. A small apartment may have a higher square-metre price than a large one. A new development cannot be used without adjustments to price an apartment in a panel building that requires renovation.
An advertised price and a transaction price are different
A portal displays the amount requested by the seller, not the final amount agreed in the notarial contract. A listing may remain active for months, its price may be reduced and the transaction may close at another figure. Portals still matter because buyers compare a property with the alternatives available at that moment.
Review how long comparable properties have been marketed, which advantages they offer and whether price changes are visible. If active asking prices are much higher than transaction statistics, that does not automatically prove that the market has risen. The properties remaining online may be precisely those that are overpriced.
Condition and documentation affect buyer risk
For an apartment, relevant factors include the layout, floor, lift, balcony, parking, storage, running costs and the apartment association's plans. A house also requires consideration of the plot, energy efficiency, heating, water, sewerage, access and building documents. A discrepancy in register information can reduce the buyer pool or make bank financing harder.
Renovation does not necessarily increase value by the amount spent. A buyer evaluates the quality and whether the result suits their own needs. Before expensive works, compare a sale in the current condition with a sale after renovation, including time, financing and unexpected work.
Set a range and review points
Instead of one falsely precise number, determine a likely selling-price range and an asking price. A quick-sale strategy, a normal marketing period and a longer price test require different starting points. The owner's preferred price is an important objective, but it must be compared with the alternatives available to buyers.
Before publication, agree when results will be reviewed: number of enquiries, viewings, recurring objections and written offers. An agent's initial price opinion is informative and does not replace a formal valuation that a lender may require.
