    Property search begins with the buyer's objective

    A purchase starts with a precise description of the need. For an apartment, house or investment property, we establish the area, budget, financing, minimum size, condition and other non-negotiable requirements. A clear search profile reduces unsuitable viewings and makes it easier to compare available properties on the same basis.

    REI24 reviews public listings and properties known to us in Tallinn, Harju County, Tartu, Pärnu, Narva and Jõhvi. We do not claim access to the entire market or every off-market property. The actual scope depends on the buyer's criteria and the service agreement.

    Buying a home requires more than a price comparison

    For a shortlisted property, available register information, documents supplied by the seller, known encumbrances and conditions of use are reviewed. For an apartment, the apartment association's obligations and planned works may be relevant. For a house, building documents, utilities, access and boundaries require attention. A valuer, building expert or lawyer should be engaged where specialist verification is needed.

    An estate agent can manage communication with the seller, compile questions, attend viewings and assist in negotiations. The buyer makes the final technical, legal and financial decision after completing the checks appropriate to the property and the transaction.

    From negotiations to the notary

    When a suitable property is found, the price, transfer of possession, movable items remaining at the property and other transaction terms are agreed. A reservation or preliminary agreement does not replace the notarised transfer of ownership. REI24 can coordinate communication between the bank, valuer, seller and notary, while the lender makes the credit decision and the parties approve the final notarial terms.

    Does the search include off-market properties?

    We may use properties known to us, but complete access to every off-market opportunity cannot be promised.

    Does REI24 perform a building survey?

    No. Where required, a suitably qualified technical specialist should be engaged.

    Can the service be used to find an investment property?

    Yes, provided the yield objective, budget, area and acceptable level of risk are defined in advance.

    How is a property search profile prepared?

    The buyer and agent record the area, budget, financing, property type, minimum size, condition and any requirements that the buyer does not wish to compromise.

    Is a mortgage decision required before the search begins?

    Not always, but a realistic budget and an initial view of available financing help avoid selecting properties that the buyer cannot finance on the proposed terms.

    Who checks the selected property's documents and condition?

    The agent can perform an initial document and register review. A qualified specialist must provide any technical survey, legal opinion or formal valuation required by the lender.
