The broker directory is a place to find the person you will work with and understand how to make contact. A profile can show areas covered, languages spoken and the properties linked to that broker. Use it as a starting point for a conversation about your own task. Selling an occupied apartment, preparing a house for marketing and searching for a new home can require different amounts of coordination, even within the same location.
A useful first discussion should leave you with a clearer next step. Explain the property, your objective, the proposed timetable and any issue that may affect the transaction. Ask what information is needed before a service proposal can be prepared. You do not need to arrive with every document or a final asking price, but an honest account of the situation makes the advice more relevant. Uncertainty can be investigated when it is identified early.
Understand whom the broker represents
Before relying on advice about an offer, clarify the broker’s role in the transaction. A person marketing a seller’s property has an agreed assignment from that seller; a buyer-search engagement can have a different scope. If the same business is involved on more than one side, the roles and relevant interests should be explained. Do not assume that every conversation creates the same representation or obligation.
Ask who will be your main contact and how decisions will be confirmed. The broker can coordinate information and negotiation within the agreed assignment, while important decisions remain with the person authorised to make them. Discuss who approves advertisements, price changes, optional expenses and an accepted offer. This prevents a useful coordination role from being confused with unrestricted authority over the property.
Compare proposals by the work included
A service fee is meaningful only when the scope is clear. Ask about preparation, photographs, advertising, handling enquiries, viewings, reporting and assistance with the notarial transaction and handover. Identify which elements are included and which require separate approval. A list of possible marketing formats should not be read as a promise that every format will be used for every property.
Read the conditions covering the duration of the engagement, any exclusivity, payment trigger and termination. Clarify what happens if you find a buyer yourself or if the intended timetable changes. The purpose is to understand the practical arrangement before work begins. Comparing an isolated percentage with another proposal may conceal differences in scope or expenses that matter more to the final outcome.
Agree a communication process you can use
Discuss how you prefer to receive updates and how often the sale will be reviewed. Useful reporting distinguishes serious enquiries, viewings, offers and recurring questions. A list of clicks alone does not explain whether the price, presentation or documents need attention. Ask what information the broker will collect and how it will be used to support a recommendation.
If several owners are involved, agree one coordination route while keeping everyone who must approve a decision informed. A family member can help organise access without necessarily being authorised to accept an offer. Record decisions in a form that all participants can retrieve. Clear communication is particularly important when owners live in different places or when the property is occupied by someone whose schedule also needs to be respected.
Use languages to improve understanding
The website offers Estonian, Russian and English versions. When contacting a broker, indicate the language in which you are comfortable discussing the property and reading the proposed terms. The information in the different language versions of a listing should be consistent. If a statement seems different, ask for clarification before treating one version as the complete account.
Language support in everyday communication and the formal requirements of a notarial transaction are separate matters. Tell the notary in advance if interpretation or another language arrangement may be needed. A broker’s ability to explain a viewing does not automatically establish that every participant can understand the legal documents without further assistance. Addressing the issue early gives everyone a more reliable preparation timetable.
Know when another professional is needed
An agent’s knowledge of the property market is useful for pricing, presentation and communication, but some questions require a different type of assessment. A suspected technical defect may need an inspection. A disputed ownership or use arrangement may need legal advice. A formal valuation is distinct from an initial sales-price opinion. Ask the broker to identify the limit of the information available rather than expect one person to certify every aspect of a transaction.
Where additional work is proposed, agree its purpose, who will perform it, the cost and how the result will be used. Keep the owner’s approval clear. The output should resolve a concrete question, such as the scope of a defect or the basis for an area figure. Collecting documents without understanding what they establish is less useful than a focused investigation of the point affecting the decision.
Review the broker’s listed properties with context
Linked properties can help you see the way information is presented and the type of enquiry handled. Availability changes, so the active list is not a complete record of a broker’s past work. A small current selection does not establish a lack of experience, and a large selection does not by itself prove the quality of service. Discuss the work required for your property directly rather than relying on a single visible count.
When enquiring through a broker profile, the request identifies the relevant person for the team. Describe your objective and the best way to respond. If no individual profile is currently published, use the company contact route to discuss who will handle the task. A productive start is a defined assignment, an understandable proposal and a clear communication process. The directory supports that conversation while the agreed service conditions establish how the work will proceed.
If the main contact changes during an assignment, ask how the information and outstanding tasks will be handed over. Keep the latest agreed price, marketing materials and buyer discussions accessible to the person taking responsibility. This is a practical continuity question, not a reason to repeat the entire preparation. The owner should know who is currently handling enquiries and where to raise a time-sensitive issue.
