Every proposal is individual and follows an initial review of the property and available documents.

    When might a direct quick sale be suitable?

    A direct property sale may suit an owner who prefers a shorter and more predictable process to conventional open-market marketing. Reasons can include buying a new home, selling inherited property, an existing mortgage, a property requiring renovation, a vacant apartment or the need to release capital by a defined date. REI24 buys the property directly, so the owner does not wait for an end buyer's credit decision or a long sequence of public viewings.

    A quick sale normally involves a compromise between price and speed. Up to 95% of market value is not an automatic promise for every property. The proposal depends on location, technical condition, documents, encumbrances, sales risk and the likely time and cost required to resell the property.

    Quick sale of apartments, houses and other property

    An apartment, house, plot, garage or commercial property in Tallinn, Harju County, Tartu, Pärnu, Narva or Jõhvi can be submitted for an initial review. The enquiry should state the property type, address, area, condition, preferred price and any mortgage or debt. Photographs support a more accurate initial view, while a final proposal may require inspection of the property and documents.

    An initial proposal may be prepared within 24 hours after sufficient information is received. Completion can take place from five days where the parties have agreed the conditions, the required documents are available and a suitable notarial appointment can be obtained. These timeframes are conditional rather than guaranteed for every transaction.

    Reservation, advance payment and transfer of possession

    Subject to agreement, a reservation contract and advance payment may be possible. REI24 pays the notarial fee associated with its purchase transaction. The price, advance-payment conditions, discharge of encumbrances, payment arrangement and transfer of possession are recorded in writing.

    The owner may, by agreement, vacate the property within one month after the transaction; a longer period requires a separate agreement. Before signing, the contract should state the property's condition, items remaining, keys and the exact date on which the buyer receives possession.

    REI24 pays the notarial fee connected with its direct purchase transaction. Any other possible costs are clarified before the transaction.

    Can the seller remain in the property temporarily after the sale?

    By agreement, for up to one month. A longer period is possible only under a separate written agreement.
