A successful property sale starts with the right price
Selling property involves more than publishing a listing. The outcome of an apartment, house, land or commercial property sale depends on the location, condition, documentation, competing offers and actual buyer demand. REI24 reviews the essential information about the property and helps determine an asking price that reflects both the owner's objective and current market conditions.
An excessive asking price can extend the sales period and reduce the number of serious enquiries. A price set too low can leave part of the property's value unrealised. Our pricing recommendation is therefore explained using comparable properties and the characteristics of the specific asset, rather than a general assumption or one advertised square-metre price.
What an estate agent does during the sales process
An estate agent prepares the presentation, coordinates photography and the sales description, answers enquiries and arranges viewings. When a potential buyer is found, the prerequisites for the transaction are reviewed, negotiations are conducted and the information required by the notary is collected. The owner receives a clear overview of the work completed and the feedback received from buyers.
The service can be used to sell apartments, houses, land, garages and commercial property in Tallinn, Harju County, Tartu, Pärnu, Narva and Jõhvi. The exact scope of work, marketing tools and fee are agreed in the brokerage contract before work begins.
Documents and transaction preparation
Before a property is offered for sale, the ownership information, rights of use, registered encumbrances and any differences between the registers and the actual condition should be checked. Where necessary, we request additional documents or identify matters that could affect a buyer's decision, financing or the notarial transaction. REI24 does not replace a lawyer, certified valuer or technical expert, but helps coordinate the participants and the steps required for the sale.
FAQ
Frequently asked questions
Practical answers based on the information currently available. Check the documents and current rules for the specific transaction.
How is the recommended selling price determined?
The recommendation considers the location, condition, documents, comparable offers and known demand. The initial opinion is not a formal valuation and is refined after the property and documents have been reviewed.
How long does it take to sell a property?
A fixed sales period cannot be promised. Price, location, condition, documentation, buyer financing and demand all affect the timing. An agent can manage the process but cannot guarantee the market's response.
What does the REI24 estate agency service include?
The scope is agreed in the brokerage contract. It may include pricing, preparation of the sales presentation, publication of listings, enquiry management, viewings, negotiations and coordination of the notarial transaction.
How much does the service cost and when is the fee paid?
The amount, calculation method and payment date depend on the agreed scope. The terms are recorded in the brokerage contract before work begins; the website does not currently state one fixed fee for every property.
Are photography, video, drone images and a 360° tour always included?
No. Marketing tools are selected for the property type, location, target buyer and sales strategy. Their use and any additional cost are agreed with the owner before marketing begins.
Which documents are needed to sell property?
The exact list depends on the asset. Ownership and register data, rights of use, encumbrances and building documents are normally reviewed. For an apartment, important information from the apartment association may also be required.
Can a mortgaged property be sold?
Usually yes, but the transaction must be coordinated with the mortgage holder and part of the price may have to repay the secured obligation. Payment and deletion or amendment of the mortgage are dealt with in the notarial transaction.
Can an apartment or house be sold with a tenant?
Yes, but the buyer must receive accurate information about the tenancy agreement, payments, deposit and possession. A tenancy does not automatically end because the owner changes.
Can property requiring renovation or with incomplete documents be sold?
A property requiring renovation can be sold if its condition is presented honestly and reflected in the price. Where documents are missing or inconsistent, the seller should establish what can be corrected and what must be disclosed to the buyer and notary.
Is a formal valuation required to sell property?
Not for every sale. A buyer's bank or a special transaction condition may require one. An initial REI24 pricing opinion does not replace a valuation report prepared by a qualified valuer.
Who decides which buyer offer to accept?
The property owner always makes the final decision. The agent explains the price, financing, deadlines and other terms and helps compare offers, but cannot decide on behalf of the owner.
